YOUR STEP BY STEP COMMERCIAL JOURNEY
1.STRATEGY SESSION
There will be some paperwork to be filled out, so we can build a property profile for you. We will show you some properties and discuss with you the attributes of these properties and create a criteria list for the property we are going to find for you.
2. DEALS THAT FITS YOUR CRITERIA
This is where we present you deals that suits the criteria we have built together. We will present to you one deal at a time and you get up to 3 days to analyze the deal. If you chose to go ahead with the
deal we will proceed forward and draft up an offer for you based on what we discuss.
3. OFFER AND NEGOTIATIONS
Once we have had a discussion with you regarding the property and you are ready to move forward we will go to offer and we will help you draft up the offer to send to the agent. The offer process is different in every state in Australia and we will talk through this process with you depending on which state you are buying your property in. After the offer is submitted we will help you to negotiate with the vendor to get you the best outcome. We are on your side working through with you in your investment journey.
4. CONTRACTS
Once your offer has been accepted the property goes under contract. We help to facilitate this process making sure you have the right legal team behind you.
5. DUE DILIGENCE
This is the most important part and the part that you will need the most help with. Once the sale contract has been signed we go into the next phrase of due diligence where we order the building or strata reports and we help and guide you through that process. This process can be as short as 1 week or up to 30 days depending on how accessible documents are.
6. INSPECTION AND COMPLIANCE
After we do all the paperwork due diligence we get on site and inspect the property for you. You have the choice of either coming along with us for the inspection or letting us do the inspection for you. We will provide photos and videos of your property and we will debrief with you afterwards regarding if the property is satisfactory or not and what the next step is in completing your due diligence.
7. SETTLEMENT AND MANAGEMENT
This the final stage and we are here with you. We help you work out who is going to manage your property and making sure that is a smooth transition.
8. REASSESSMENT AND FOLLOW UP
2 to 3 months after your property settles we will have a catch-up call where we assess how the property is going and where to from there. You may be ready for your next purchase or there maybe questions, or small issues we can help you work through, so you have a solid investment into the future.
9. NEXT DEAL
Your Commercial Property Journey is never about the first property but about the properties that follow.
So we like to regroup with you about 2-3 months after your first purchase to check in to see if there are any issues with your first purchase we can help you with and then create strategies for your next property. We are here to grow and build your wealth together.
